We develop and lease commercial space that brings retail, employers, and businesses into the communities that need them, creating jobs, daily amenities, and momentum. Economic activity is what strengthens a neighborhood, not just new buildings.

Acquisition & repositioning

We acquire underused and underperforming properties and reposition them for productive use, improving operations, tenancy, and value while putting overlooked real estate back to work for the area around it.

LIHTC development

HCP pursues 9% and 4% Low-Income Housing Tax Credit development as a General Partner, targeting states where strong site selection and community impact score competitively. We bring an institutional underwriting lens to feasibility, sizing, and execution.

Workforce housing

We develop workforce housing for the households a community depends on but increasingly can't house, the essential workers priced out of the markets where they live and work.

Capital Structuring

Assembling layered financing stacks.

Affordable and workforce housing rarely closes on a single source. HCP's background structuring institutional credit translates directly into the ability to assemble and coordinate complex, layered capital stacks, and to make them hold together through underwriting, syndication, and closing.

We model conservatively, stress-test assumptions, and structure for sources that actually fund. We also bring our own equity, investing alongside our partners rather than only arranging others' capital.
